Your report arrives at your door
A professionally bound, printed Blueprint Session Report will be shipped to your home. Site analysis, budget framework, sketches, and clear direction at your doorstep.

Know Your Lot
If you already own your lot, pull the address and any survey or plat documents you have. If you're still searching, identify 2–3 candidates and note what draws you to each.
We’ll need survey docs (Boundary, Topography or ALTA surveys, plat maps, HOA Covenants if applicable.

Set a Real Number
Ranges are fine, but also know the ceiling. What is the maximum you’re willing to spend on construction. Budget clarity drives a lot of design decisions.
Construction budget only, exclude the land cost.

Gather Your Inspiration
Find images that capture how you want the home to feel. Bring what excites you, extract what about the image you like.
“A picture is worth 1,000 words”. We’ll make sure we are all reading the same ones.

Must-Haves vs. Nice-to-Haves
Write two lists. The first is non-negotiable. The second is aspirational. Knowing the difference lets us protect what matters most when tradeoffs come up…and they always do.
Be honest. Everything can’t be a must-have.

Know Your Timeline
When do you want to move in? Lets move backwards from that date. Permits, construction, and design all have certain timelines, your target date shapes everything
Realistic beats aspirational.

Bring Everyone Who Decides
If there’s a spouse, partner, or co-owner involved in decisions, they need to be in the session. Nothing slows a project than missing a key voice in the first conversations.
We love families but for our design sessions we ask that children stay home. The best decisions get made when everyone in the room can fully focus.
